Rent Agreement for Office Space

 

This Rent Agreement is made at ______________ (city/town), ______________ (state) on the date of ______________ between ______________ (“Lessor”: this expression shall mean and include its legal heirs, administrators and permitted assigns) residing at ______________ and ______________ (“Lessee”: this expression shall mean and include its legal heirs, administrators and permitted assigns) residing at ______________.

 

  1. Subject to the terms and conditions set forth herein, the Lessor hereby grants to the Lessee, the right to enter into and use and remain in the office space located at ______________ (the “Premises”) along with the existing fixtures and fittings listed in Annexure 1 to this Deed and that the Lessee shall be entitled to peaceful possession of the Premises, and the other rights granted herein.

 

  1. The term of this agreement shall be ______________, beginning on ______________ and ending on ______________ (the “Term”) unless terminated earlier in accordance with the terms hereof.

 

  1. The Lessee shall use the Premises for the following purposes: ______________. The Lessee shall not use or allow to be used the Premises for any other purpose without the prior written consent of the Lessor. The Premises shall be exclusively used by the Lessee. The Lessee shall not sublet the Premises or any part thereof or assign this agreement without the prior written consent of the Lessor.

 

  1. The Lessee shall pay to the Lessor rent in the amount of $______________ per ______________, payable in advance on the first day of each calendar month during the Term through ______________ (mode of payment).

 

  1. The Lessee shall pay to the Lessor, as additional rent, its pro rata share of any increase in real estate taxes, assessments, or other governmental charges, if any, levied or imposed upon the Premises during the Term.

 

  1. The Lessee shall not make any alterations, additions, or modifications to the Premises without the prior written consent of the Lessor.

 

  1. The Lessee shall maintain the Premises in a clean and orderly condition and in good repair, ordinary wear and tear excepted. The Lessee shall be responsible for any damages sustained by the Premises during the Term as a result of any actions of the Lessee, their invitees, and/or guests.

 

  1. The Lessee shall comply with all laws, ordinances, rules, and regulations of any governmental authority having jurisdiction over the Premises. The Lessee shall also comply with the rules and regulations of the building association where the Premises is situated.

 

  1. The Lessee shall not use or allow to be used the Premises for any unlawful purpose.

 

  1. The Lessee shall not store or allow to be stored on the Premises any hazardous or flammable materials. The Lessee shall not store or allow to be stored on the Premises any items prohibited by any law in force during the Term.

 

  1. The Lessee shall not make any noise or engage in any activity that is disruptive or that interferes with the quiet enjoyment of the Premises by the Lessor or other tenants.

 

  1. The Lessee shall not cause or permit any nuisances or annoyances on or about the Premises.

 

  1. The Lessee shall not overload or overstress any plumbing, electrical, or other system in the Premises.

 

  1. The Lessee shall not block or obstruct any entrance to or exit from the Premises.

 

  1. The Lessee shall pay charges for electricity, water and other utilities directly to the concerned authorities.

 

  1. The Lessee shall have the right to install telephone, fax, internet and/or cable lines in the Premises in their own name and at their own cost.

 

  1. The Lessee shall not do or permit to be done anything that would increase the rate of insurance on the Premises.

 

  1. The Lessee shall not commit or permit any waste or damage to the Premises.

 

  1. The Lessee shall not bring into the Premises any furniture or equipment without the prior written consent of the Lessor.

 

  1. The Lessee shall not engage in any activity that is prohibited by any insurance policy covering the Premises.

 

  1. The Lessee shall not do or permit to be done anything that would void or cancel any such insurance policy.

 

  1. The Lessee shall, at its own expense, maintain the Premises in compliance with all applicable laws, ordinances, and other regulations.

 

  1. The Lessee shall, at its own expense, maintain in good repair and replace as necessary all locks and keys to the Premises.

 

  1. The Lessee shall not make any copies of any keys to the Premises without the prior written consent of the Lessor.

 

  1. The Lessee shall not block or obstruct any ducts, vents, or other openings in the Premises.

 

  1. The Lessee shall not place any signs, advertisements, or other displays on the Premises without the prior written consent of the Lessor.

 

  1. If the Lessee defaults in the performance of any of the terms, conditions, or covenants of this agreement, the Lessor may terminate this agreement by giving written notice to the Lessee.

 

  1. Upon the termination of this agreement, for any reason, the Lessee shall immediately vacate the Premises and surrender the Premises to the Lessor in the same condition as when the Lessee took possession, ordinary wear and tear excepted.

 

  1. The Lessor may enter the Premises at any time for the purpose of inspecting the Premises or making repairs thereto.

 

  1. The Lessor may enter the Premises at any time in the event of an emergency.

 

  1. The Lessor may enter the Premises upon the expiration or earlier termination of this agreement for the purpose of removing any of the Lessee’s property that remains on the Premises.

 

  1. This agreement is not an exclusive agreement and the Lessor may lease the Premises to others.

 

  1. This agreement shall be binding upon and inure to the benefit of the parties hereto.

 

  1. This agreement may not be amended or modified except by written agreement executed by the parties hereto.

 

  1. This agreement constitutes the entire agreement between the parties with respect to the subject matter hereof and supersedes all prior agreements and understandings, whether oral or written.

 

  1. This agreement may be executed in counterparts, each of which shall be deemed an original, but all of which together shall constitute one and the same agreement.

 

  1. This agreement shall be governed by and construed in accordance with the laws of the State of ______________.
